But before you get excited on landing a contract with a buyer, you must determine the method of sale you will be employing in disposing your timber in Florida. There are two methods called sealed bid sales negotiated sales. They can be used whichever way the seller sees fit.
Advertising your Florida timber sale is one way of creating awareness in your upcoming sale. This is a good idea in attracting buyers who have an interest in your timbers. They will then come up with their offer to buy whether it is through bidding or negotiation.
In a sealed bidding, buyer submits their proposed bid in strict confidentiality. You will have no way of knowing how much will be the highest offer, but in this method of selling you’ve got more buyers showing more interests. When selling Florida timber, purchasers may put a figure a bit higher than what they would like to pay for, just to get the timber, especially if they are in need of the kind of timber you are selling. In the same manner, that if the market is down, your bidders may not be willing to pay as much as you are expecting.
The downside of bidding method is that you cannot control the pricing. Once the bid is set, you are tied up with the price of the winning bidder. There is no room for further negotiations.
In negotiated sales, you are transacting directly to the buyer and the offer is on the table where you may ask to increase his offer, in the same manner that the buyer may ask to lower your asking price. You can discuss the pricing with the buyer and you can arrive on terms and conditions where both parties are agreeable. It is a good idea though, that prior to any negotiations, you should have a figure in mind as to the value of your timber in Florida. Should a buyer offer less, then you should give other Florida timber buyers a try.
